Duquesa

Within Gibraltar airport a 30 minute drive west and Malaga airport an hour's drive east, Duquesa Hills is in a great position for a holiday home, surrounded by some of the coast's prestigious golf courses La Duquesa, Valderrama and Sotogrande, with six other courses within a short drive. This western stretch of the Costa del Sol, known as the New Golden Mile, is the focus for much building activity and will soon be a very desirable spot, with lots of facilities nearby for holidaymakers or permanent residents.

Marbella and Puerto Banus are a 20-30 minute drive east. The Roman town of Manilva is a short drive from the development and the local Duquesa port is like a mini Puerto Banus with bars and restaurants set around the yacht-filled harbour. Duquesa Hills sells itself as a hotel-style resort, meaning it has plenty of facilities on site to keep everyone entertained, from a social club, paddle tennis, minigolf, gym, spa swimming pools to a day nursery and safe green playground area for children. The beach is only a 10-minute walk away.

Duquesa Hills properties have good rental potential for holidaymakers, with an onsite management team taking care of lettings for home-owners, and the resort offers many unique features in a development such as fully-furnished apartments, down to the last towel and teaspoon, which means your apartment is ready to rent out from day one if that is your intention. You can also make the most of a room-cleaning service every three days, as if you were staying in a hotel.

Due for completion in May/June 2006, Duquesa Hills - from developer Finca Don Amaro S.L - has three types of property for sale: apartments, townhouses and semi-detached villas. The apartments are intended mainly for holiday use whereas it is thought that the townhouses and villas will attract more permanent residents.

There are currently; 28 apartments still available, arranged in five blocks set around communal gardens and swimming pools. One-bedroom apartments start at 158,500 euros, two-bedroom apartments from 265,000 euros and penthouses cost from 350,000 euros. All apartments come fully-furnished and range from 85-110m² in size with spacious terraces. All apartments include underground parking and storeroom. There are additional private car parking spaces available for sale.

Townhouses
Set slightly lower down the valley from the apartments are townhouses, built to reflect a white Mediterranean villages. Each townhouse is 132m² build with a 27m² garden and patio. Inside, the properties are spacious. The large bedrooms have their own dressing room, bathroom and terrace. The houses also feature a spacious living room, an independent garage and a storeroom (two-bedroom houses have large walk-in wardrobes, affording more storage space; three-bedroom houses simply have cupboards in the bedrooms). Townhouses cost 360,000 euros.

Semi-detached Villas
The semi-detached villas are perfect family homes with large living rooms, bedrooms and bathrooms and private gardens. They cost 440,000 euros for three-bedroom villas and houses are 168m² build with large gardens. Until August 2005, the developers will also throw a free swimming pool into the deal. All villas have a private car parking space.

Duquesa Hills is offering buyers an attractive payment structure, with a 6,000 euro deposit and a 15% initial payment, compared with the standard 30-35%, then 15% during construction and the final 70% on completion - with the option to sell after the private purchase contract has been signed, so investors need only put in the minimum 15% capital.
